OUR SERVICES
We have been successfully managing purpose built flats in the Surrey and the surrounding areas for the past 10 years, which has seen significant improvements to the quality of the environment, finance and the overall management of the blocks.
From our inception in 2009 we have provided independent property management services, as our sole service, that are not distracted or involved in residential sales or lettings.
The efficient management of property is essential to the smooth running of any estate, irrespective of the number of flats the estate has. This can only be achieved by establishing a good working relationship with residents and leaseholders, whilst fully understanding the provisions within leases and relevant legislation.
Our dedicated team aim to provide a personal and professional service to manage your block of flats and any grounds within the estate.
Most of the properties that we manage are in London and the south east within an easy reach of our central London & Surrey offices.
We undertake out regular inspections and engage, on behalf of the leaseholders, tried and tested independent local contractors.
Our block management services includes;

Prepare and agree the annual service charge budget

Collect service charges, as well as any arrears, due from leaseholders

Administer the service charge fund

Make necessary payments for works carried out at the premises and to direct / regular contractors, such as the cleaners, electricians and gardeners etc.

Make regular inspections of the property for the purpose of day to day management of the property

Management of the regular contractors, i.e. gardeners, cleaners etc.

Check that buildings insurances are in place and arranging and administering building insurances as required

Keep files of leases and other documents relating to the property

Attend to routine enquiries from leaseholders and residents.

Prepare summary actions for Directors meeting

Arrange, chair and minute the annual general meeting (AGM)
